The third quarter of the year closed with a 7% increase in the price of second-hand housing in Spain compared to the data for the same period in 2022, the lowest interannual variation so far this year. Compared to the second quarter of this year, the increase has been 0.2%, reaching 2,151 euros per square meter.
María Matos, Director of Studies and spokesperson for Fotocasa, has assured that the slowdown in the price increase between July and September indicates that there are signs of a possible moderation of the inflationary trend that could “become more stable towards the end of the year.”
Even so, Matos warns that the report prepared by his company reveals that the variation in prices in the housing market continues to have a positive sign and there are worrying increases in prices in the Canary Islands, the Balearic Islands and the Valencian Community, due to “a shortage of stock “. and productive deficit of new construction housing”.
Balearic Islands, Madrid and the Basque Country, the most expensive communities
In the autonomous communities, this third quarter presents 11 quarterly increases and the community with the highest quarterly increase was Canarias, with 8% more, followed by La Rioja (+2.4%), Andalusia (+2.0%). , Madrid (+ 1.3%), Valencian Community (+1.1%), Basque Country (+1.1%), Murcia Region (+1.0%), Asturias (+0.8%), Aragón (+0.7%), Galicia (+0.4%) and Castilla y León (+0.2%).
On the other hand, the largest decreases occurred in Extremadura (-1.8%), Catalonia (-0.7%), the Balearic Islands (-0.7%), Navarra (-0.5%), Cantabria ( -0.3%) and Castilla-La. Spot (-0.1%).
In this way, the Balearic Islands, Madrid and the Basque Country are the communities with the most expensive prices and exceed the barrier of 3,000 euros per square meter. Specifically, 3,779 euros are paid in the Balearic Islands; in Madrid, 3,524 euros; and in the Basque Country, 3,021 euros.
On the opposite side, the most economical communities in the third quarter of the year are Castilla-La Mancha (1,176 euros); Extremadura (1,200 euros) and the Region of Murcia (1,277 euros).
34 provinces increase prices in the third quarter
Regarding the provinces, 34 presented increases in the third quarter of the year compared to the previous quarter. Thus, Santa Cruz de Tenerife (+11.5%), Cuenca (+11.1%) and Soria (+6.1%) had the highest increases. On the other hand, Ciudad Real (-4.1%), Badajoz (-2.3%) and Jaén (-2.1%) presented the largest quarterly declines.
Regarding the price ranking by province, the Balearic Islands (3,779 euros), Madrid (3,524 euros), Guipúzcoa (3,389 euros), Málaga (3,159 euros) and Barcelona (3,048 euros) are the only ones that surpassed the 3,000-euro barrier. . per square meter.
On the opposite side, the provinces that do not exceed 1,000 euros were Ciudad Real, with 975 euros per square meter, and Jaén, with 995 euros per square meter.
