The urban megaproject that seeks to develop the southeast of Madrid, ‘Los Ahijones’ continues to advance. The plan, which will have an area of more than 570 hectares and where almost 19,000 homes will be built, already has a first stage almost completed. 63% and that he expects the entire project to be closed in seven more years: “the rhythm ensures that by 2030 we will finish all the stages,” he comments.
In total, Los Ahijones will have 6 stages, four of which are for residential areas and two for industrial and tertiary uses. In phase 1, 3,132 homes will be built, of which 64% will be protected. This first step is expected to be completed in the third quarter of this year after obtaining the simultaneity and requesting the first building permits. Therefore, after the summer, it is expected that the different promoters can request a license from the Madrid Community Council and begin to market the spaces. Spaces will be implemented to see the first offers ‘in situ’ and those interested will be able to start reserving these homes.
The urban plan that is backed by the real estate developer, Pryconsa (who has almost a 20% stake in the project); La Llave de Oro and Kronos Homes (which have 10% each); Real Estate Habitat and Iberdrola Real Estate. According to the experts, the keys to Los Ahijones are the calendar with orderly development, where it is expected to follow the deadlines at the foot of the line, they also highlight the proximity of the neighborhood under the motto “one meter from Madrid”. For this they will ensure that they will have connections with the M45, M50, M823; its proximity to El Cañaveral or Los Berrocales; connections with BRT buses and the future stop on line 9 that will bear the same name as the proposal.
Another of the most highlighted points by Baz Terrón has been the sustainable line that Los Ahijones has. “The objective on which the development of the area has revolved, both in its planning and in the execution of the urbanization works is the maximum respect for sustainability and the responsible use of natural resources, prioritizing quality over other considerations. of life of their neighbours,” he says. Baz explains it as the only financial instrument of the European Commission dedicated exclusively to the environment and climate action. Goldman Sachs endorsement
The subsidiary of the giant Goldman Sachs, Newdock, reached an agreement with the Los Ahijones Compensation Board and put 40 million euros on the table to acquire 175,000 square meters of logistics land for the program. These are stages 3 and 4 of the project, which are mainly intended for logistics land: there are eight plots where they hope to develop nearly 100,000 square meters of state-of-the-art facilities of this type.
For the manager of the Board, this agreement “fills them with pride” and means a “guarantee” that they will look at them to land on this project. “That Goldman Sachs invested that amount of money in Los Ahijones gives us a lot of economic security because it gives us solvency for today and the future,” says Baz Terrón. Newdock already has a large portfolio of projects for logistics areas in the country, it is currently in Getafe (Carpetania) and has works in Malaga, Illescas and now Los Ahijones. Its goal is to develop 750,000 square meters of gross leasable area of logistics land.
